Dong Nai Logistics: A Strategic Pillar in the Global Supply Chain and the Impetus from Mega-Infrastructure
February 11, 2026
In the context of shifting global investment flows, logistics is no longer merely a supporting service sector but has become the core link determining the competitiveness of the entire manufacturing economy. In Vietnam, the Southeast region serves as the largest manufacturing hub, and at its heart, Dong Nai is emerging powerfully as a logistics leader, driven by a convergence of strategic geography, infrastructure, and world-class urban planning.

Central position and multi-modal connectivity network

Dong Nai possesses a strategic geographical location that few provinces can match, directly bordering the three most dynamic economic corridors in the South: Ho Chi Minh City, Binh Duong, and Ba Ria – Vung Tau. This region hosts deep-sea ports, modern industrial parks, and the country’s largest consumer hubs. Thanks to this position, Dong Nai naturally becomes a transit point and a gateway connecting domestic goods to global markets through vital traffic axes.

In recent years, infrastructure systems surrounding the province have been developed at an unprecedented pace. Expressways like HCMC – Long Thanh – Dau Giay are operating effectively, while key projects such as the Bien Hoa – Vung Tau and Ben Luc – Long Thanh expressways are being accelerated to complete the regional connection soon. The completion of the expressway network, combined with the HCMC Ring Roads, is creating a solid infrastructure framework that allows goods to circulate rapidly, minimizing time costs and increasing efficiency for logistics enterprises.

The impetus from Long Thanh International Airport

If the expressways are the arteries, then Long Thanh International Airport is the heart of the future logistics system. With a planned scale of over 5,000 hectares and an expected cargo capacity of 5 million tons per year upon completion, it will become the region’s leading aviation transit hub.

The emergence of this airport creates an entirely new segment for Dong Nai: Aviation Logistics. This is a crucial platform for attracting high-tech industries, electronics, and high-value-added goods that demand stringent delivery timelines. Around the airport area, modern warehousing models, smart distribution centers, and specialized logistics services are taking shape to anticipate this massive cargo volume.

Strategy for large-scale logistics ecosystem development

According to Dong Nai’s provincial planning for 2021-2030, the locality has shifted from scattered development to a concentrated, specialized model tied to strategic transport axes. The province’s goal is to build next-generation industrial parks that harmoniously integrate green manufacturing with international logistics ecosystems.

To realize this vision, Dong Nai has planned four major logistics centers with a total area exceeding 950 hectares, strategically located at:

  • Long Thanh Airport Area: Featuring two logistics centers to maximize aviation transport advantages.
  • Phuoc An Commune: Leveraging the deep-sea port system and inland waterways.
  • Trang Bom: Developing an Eastern transit hub to coordinate goods for the entire region.

FDI Inflows and market professionalization

The appeal of Dong Nai’s logistics sector is evidenced by specific investment figures. By mid-2025, the province had successfully attracted 14 major logistics projects. Foreign investors play a leading role with 11 FDI projects, bringing in over USD 317 million in registered capital.

The participation of international corporations not only brings capital but also helps standardize operations according to global benchmarks. Investors today look beyond traditional warehousing; they seek integrated logistics solutions, including cold storage, automated warehouse management systems (WMS), and distribution centers capable of real-time data connectivity.

Digital transformation and green logistics

The establishment of the Dong Nai Logistics Association in late 2025 marked a significant milestone, acting as a bridge between the government and businesses. The current development focus is centered on two factors: Digital Transformation and Green Logistics. Applying digital technology in cargo coordination helps optimize transport routes, thereby reducing costs and emissions-aligning with the province’s Net-zero target by 2050.

Adaptation of Industrial Infrastructure Developers

Facing both pressure and opportunities from the logistics sector, industrial park developers are taking strategic steps. No longer just land lessors, these enterprises are becoming creators of synchronized operational ecosystems.

Leading domestic units like Truong Tuoi Group are actively researching and implementing projects such as Dong No Industrial Park and Minh Hung Industrial Park under a methodical planning model. A highlight of these projects is the maximum emphasis on infrastructure connectivity and long-term operational efficiency. Integrating logistics areas, bonded warehouses, and support services directly within the industrial parks helps businesses reduce initial investment burdens and enhances their ability to respond quickly to market demands.

Future outlook and vision

With a consistent infrastructure roadmap and strong government support, Dong Nai is converging all elements to become the most important logistics hub in the Southeast. As the expressways connect and Long Thanh Airport officially takes flight, this region will form a large-scale logistics service network capable of competing with leading transit hubs in the region. For businesses and investors, this is the “golden time” to position their presence at one of the most dynamic economic coordinates in Vietnam.
